Scottish Farm Rents Increase by 13%

Latest figures from the Scottish Government show a 13% increase in agricultural rental prices in 2013.  Average rent for agricultural land in Scotland was £38 per Ha in 2013, compared to £33 per HJ the previous year.  Whilst this looks low, the average is brought down by the large area of hill land in the sample.  The price increase was largely due to a 24% increase in LFA land rents (to £24 per Ha), average rents for non-LFA land were £130 per Ha, a £4 increase.

Among the different sectors horticultural land attracted the highest rents at £150 per Ha, closely followed by pigs (£141).  Cereal farms and general cropping attracting rents of £124 per Ha and £135 per Ha respectively.  Cattle and sheep farm rents on average were £43 per Ha for LFA land and £112 per Ha for non-LFA.

The report also shows a shift towards seasonal lets.  Long term lets have declined and now cover around 1.37m Ha, down from 1.61 million ha in 2005.  However the fall has been offset by the increase in seasonal lets resulting in the total rental land remaining fairly consistent at around 2.17m ha since 2005.
